Buyers are back! They’re motivated, and they’re not wasting time. That’s a big part of why homes across Central Virginia – especially in the suburbs and rural counties – are selling so quickly.

Here’s what’s driving the momentum:

  1. 💼 More buyers are back and they’re serious

    Across Virginia, the real estate scene picked up again this fall with more than 8,700 homes sold statewide (up nearly 9% from a year earlier).

    There’s also more to choose from now. According to the September 2025 Virginia Home Sales Report by Virginia Realtors, there are over 24,700 homes throughout Northern, Central, and coastal Virginia.

    Since the pandemic, many rural and “rural-resort” areas along the Blue Ridge Mountains and the Chesapeake Bay, as well as fast-growing suburbs just west of Richmond, have seen an influx of wealthier newcomers. Cardinal News reports that on average, people moving into rural Virginia after 2020 earn about 30% more than those who came before. With bigger budgets and stronger offers, these buyers give sellers more leverage which helps homes sell faster and often for better prices.

    A lot of professionals also no longer need to live near big city offices. They’re moving from Northern Virginia and other metros to smaller, more relaxed communities that offer more space, better scenery, and lower costs, while still being close enough to commute when needed.

  2. 📍 Central Virginia is where the action is

    When a Central Virginia real estate property matches what a buyer wants, it doesn’t stay on the market for long. Since Central Virginia has become one of the most sought-after places to live in the state, it’s no surprise that buyers from all over are setting their sights here for its charm, convenience, and value. From the rolling countryside to the welcoming small-town communities, the region’s appeal has never been stronger.

    In September 2025, 1,434 homes sold across Central Virginia, up 3% from the same month last year. Inventory also climbed to 3,710 homes from the 3,098 homes last year, which means more sellers are finally testing the market. But even with more homes to choose from, supply remains tight with just 2.6 months’ worth. The homes in Central Virginia also sold for 100% of their asking price and most went under contract in about a month.

  3. 💰 The “affordable alternative” factor

    One of the biggest reasons why homes are flying off the market in rural and suburban Central Virginia is the affordability. Many buyers who have been priced out of larger metros are casting a wider net and discovering their dollar stretches a lot further out in Central Virginia.

    In Richmond County, the median listing home price is $352,000 while Luisa County is $407,000. For the same price as a modest townhouse or condo in Northern Virginia, for example, buyers can often find a spacious single-family home with a yard, a garage, and even a few acres of land in Central Virginia.
